Introducing Crestview soft washing! This revolutionary method of washing is primarily dedicated to roof cleaning, but can be applied to vinyl siding, wood fences and even concrete sidewalks and driveways. Soft washing uses very little pressure to apply chemicals that work instead of pressure to get your property clean.
What are those black streaks on my roof?
Cyanobacteria has existed on earth for millions of years. Bacteria spores are carried by wind, birds, squirrels, etc. The roof stains are caused by the airborne spores from the cyanobacteria gloeocapsa magma. These roof raiders land on your roof shingles and feed on the limestone base of the shingles.
Once the gloeocapsa magma are in place you may see see black marks on your roof, generally on the north side. As rain falls, it washes parts of the colony down the roof causing the ‘streak’ effect. This black substance is made up of living and dead bacteria as well as their excrement. This black organic substance now provides a food source for other airborne organisms such as mold, mildew, moss, and lichens. The fungus and mildew would not survive without the gloeocapsa magma.
As the roof algae grows, it holds moisture allowing the growth to accelerate. Thus the roof stains spread wider and darker over time. The spread of roof algae, and associated roof fungus extends throughout the country. Originally believed to be primarily a Southeastern issue, the spores have been found to survive in some of the harshest climates.
Is this stuff harmful to my roof?
The gloeocapsa magma will stay there and feed on microscopic amounts of limestone. As the black streaks grow larger, there are many more bacteria feeding on your roof. In the above mentioned case, lichens and moss can now inhabit your roof because there is a food source. These larger organisms have a root structure that digs itself firmly into your roofing material and is nearly impossible to remove without damaging asphalt shingles.
At the first sign of roof algae/fungus staining, it makes good sense to clean your roof! Here’s why: As the roof algae and fungus grow on your roof, they eat away the base of the shingle and expand and contract with the outside temperature. This growth and movement loosens the granules, creating premature granule loss, dramatically shortening the life of your roof. A 25-year roof may not even last 15 years if nothing is done. Failure to remove the roof algae will raise roof temperatures by preventing the reflective capabilities of the granules from doing their job. These temperatures make your air conditioner work a lot harder and increase your electric bills sometimes as much as several hundred dollars a year.
Mold, Algae and Fungus on roof shingles result in premature failure in roof shingle surfaces and of course unsightly appearances. The algae discolor the surface, dislodge granules and absorb solar heat. Roof Mold will damage the roof shingles. Not only is your roof being discolored by the algae, but it is shortening the life of the roof shingles leading to earlier than necessary roof replacement. A typical roof shingle replacement costs between $7,000 and $10,000.
Fungus, mold and mildew covered roof shingles are an eyesore and unhealthy as well; do you want fungus spores all over, around and in your home? Those people with allergies tend to suffer as the now breached shingle allows water to carry mold spores under the roof. These spores then grow and lead to ‘Sick House’ syndrome. Prevention of mold and fungus spread is as simple as preventive roof cleaning.
How can I get rid of the miniature forest on my roof?
Do NOT power wash the roof. You may be able to remove the organisms, but mechanical removal also means you’re going to lose the valuable granules that make your roof what it is. Power washing is actually more detrimental than just leaving the fungus in place. Plus, if you’re just using pressurized water you are less than likely to get it all, and new organisms will find your roof and continue the tradition. However, Crestview is equipped to remove all of these organisms without damaging the roof. We use chemicals to kill the bacteria and fungus and eventually the roots give way and the lichens and moss just fall off. We also remove the gloeocapsa magma, which is the food source for the other more obtrusive organisms. With that gone, they can’t come back for a long time!
What about my plants?
When Crestview sprays chemicals, we take extra care to make sure any overspray or runoff is dealt with. In the rare instance that chemicals would go where they aren’t supposed to, we immediately flush the area with water, neutralizing the chemicals to avoid damage. We can also cover your plants at your request to ensure no damage is done.
How much does it cost?
This is the biggest question for any homeowner, and rightfully so. The average home in central Pennsylvania is around $400-$600 for a roof cleaning. This depends on roof complexity, level of infestation, and overall roof size. Crestview doesn’t use Clorox or any store-bought products. We utilize quality materials and chemicals designed for cleaning roofs. This is important to get the job done right.
What about my vinyl siding?
We can also take care of the rest of the house when washing your roof. Any kind of algae, mold, moss or fungus would be treated in a similar fashion to the roof.
